In London, single storey extensions generally land between £2,200 and £3,000 per square metre depending on structure, glazing and finish level. A side return typically runs £55,000 to £90,000 all in. We give you a fixed figure after the site visit rather than a range.
Many extensions and loft conversions fall under permitted development, which means no planning application. We check your property against the current rules at the site visit and tell you straight away which route you are on. If you do need permission, we prepare and submit the application for you.
A bathroom takes seven to ten working days, a kitchen two to three weeks, a loft conversion six to nine weeks and a single storey extension ten to sixteen weeks. You get a week-by-week programme with your quote, and a written update every Friday while we are on site.
Yes. The price only changes if you ask for something that was not in the specification, or if we open up a floor and find something genuinely hidden, such as failed drainage. In that case you get a written variation with costs before any extra work starts. Nothing is added after the fact.
For extensions, loft conversions and single-room renovations, almost always. We set up dust screens, protect floors and routes, and keep at least one bathroom and the kitchen usable wherever possible. For full refurbishments with a rewire, most clients move out for two to three weeks.
Payments are tied to completed stages, never to time passing. Typically a deposit to secure materials and dates, then stage payments as agreed milestones are signed off, with the final balance due after the handover walkaround and snag list are complete.
£5m public liability insurance, a 12-month workmanship guarantee on everything we install, and manufacturer warranties passed straight to you. Boilers are registered with Gas Safe and electrical work is certified through NICEIC, with certificates handed over at completion.
All Greater London postcodes plus Surrey, Kent, Essex and Hertfordshire within roughly an hour of our Northolt base. For maintenance contracts we work inside the M25. If you are just outside, call us anyway and we will tell you honestly whether we can service the job properly.
